Seafront villa maintenance in Mallorca: how to stop salt air and corrosion
What salt air attacks in a seafront villa in Mallorca, and how often you need to check joinery, steel, façades and equipment.
A front-line seafront villa in Mallorca — Port d'Andratx, Camp de Mar, Costa d'en Blanes, Bendinat, Portals, Cala Vinyes or anywhere along the south-west coast with open views — is worth what it is worth precisely because of its exposure, and that same exposure is what wears it down. The mechanism is simple: wind carries marine aerosol, tiny droplets of salt water, and deposits it on every surface of the house. When the water evaporates the salt stays behind, and salt is hygroscopic: it draws moisture out of the night air and keeps a conductive saline film on metals, seals and coatings twenty-four hours a day. In a house 400 metres from the sea with nothing in between, the corrosion rate of steel can be several times that of the same house two kilometres inland, and the technical world acknowledges this by classing such sites in the highest corrosivity categories of ISO 9223 (C4 and even C5-M on façades exposed to spray and the prevailing wind). The practical consequence is that the maintenance calendar of a seafront villa looks nothing like that of a country estate inland: the same materials, at the same quality, demand more frequent inspection here and a cleaning discipline that in Santa María or Sencelles would be unnecessary.
The first front is external joinery and ironmongery. In powder-coated aluminium — standard in contemporary villas with floor-to-ceiling sliding walls — the profile is rarely the problem; the contact points are. Screws, tracks, rollers, multipoint locks and motorised drives all suffer. Salt builds up in bottom tracks, mixes with sand and dust and behaves as an abrasive: the panel gets heavy, the mechanism is forced, and what should have been a thirty-minute service becomes the replacement of a carriage or a complete locking system. On large glazed sliders, galvanic corrosion also appears wherever aluminium meets stainless steel of insufficient grade. That is a common mistake: not all "stainless" belongs by the sea. AISI 304 pits and stains in a marine environment; on a coastal exterior the sensible specification is AISI 316 (molybdenum-bearing) for balustrades, anchors, handrails, glass fittings, pergola fixings and anything holding something up above a terrace. And even with 316, fresh-water rinsing remains compulsory: stainless steel is not stain-proof, it is stain-resistant, and it needs the salt removed to rebuild its passive layer. In timber — teak, iroko, cedar — the combined enemy is salt, sun and wind: the oiling or lasur cycle shortens, and on south and west elevations it is best planned twice a year.
The second front is the building envelope and the plant. On façades, salt crystallises inside the pores of render, marés sandstone and natural stone, and that crystal growth produces white efflorescence and, over time, surface flaking; on single-coat renders it shows up as staining and micro-cracking through which wind-driven rain then penetrates. The answer is not to seal the façade with any waterproof product — a non-breathable coating traps moisture and makes matters worse — but to use breathable water repellents, keep drip edges and copings in good order, and wash down periodically with low-pressure water. On roofs and terraces, watch the drains: salt, pine needles and sand form a crust that blocks outlets exactly before the torrential autumn rain, when they matter most. The services suffer as much or more. Outdoor air-conditioning units and pool heat pumps carry aluminium and copper coils that degrade fast without anti-corrosion treatment and washing; on the front line it is reasonable to insist on coils with a coating specified for marine environments, to site them sheltered from the prevailing wind, and to schedule coil cleaning with a neutral product at least twice a year. The same applies to exterior lighting, blind and awning motors, the pool plant room, the outdoor distribution board and any electronic lock or camera: salt-laden humidity gets in through badly closed glands and produces failures that look electronic and are, quite simply, corrosion.
What makes all of this manageable is not a miracle product but a routine. The cornerstone is fresh-water rinsing: regular hosing of balustrades, ironmongery, slider tracks, steel and aluminium outdoor furniture, the outdoor shower and exposed air-conditioning units. In a very exposed house that makes sense every two to four weeks during the windy season; in a sheltered one, once a season may be enough. On top of that, a sensible annual plan includes servicing and lubricating ironmongery and tracks twice a year, inspecting the fixings and anchors of balustrades and pergolas — a safety matter, not just a cosmetic one — reviewing silicone seals and joints at windows and junctions, clearing drains before autumn, servicing the air conditioning with a coil wash, and refreshing paint and timber treatment at least annually on the worst-hit elevations. It pays to document the quality of what gets installed: every replacement is a chance to move up a grade — from 304 to 316, from a standard powder coat to one certified for marine environments such as the Qualicoat Seaside quality label, from a generic fitting to one with a specific surface treatment — because the initial premium is recovered within two or three cycles. Financially, preventive maintenance on a coastal villa sits clearly above that of an equivalent inland house, but it remains a fraction of the cost of replacing joinery, rebuilding a glass-and-steel balustrade or changing climate equipment before its time. Above all, it is work that demands presence: someone who visits the house on a fixed rhythm, looks at the right points, and acts before the rust stain turns into a quotation.
